1. Terms Changeover day for the property is Saturday/Sunday for a full week's booking. Guests must arrive at the pre-arranged and mutually agreed time. We request that you vacate the property by 11.00 a.m. on departure day in order that we have time to clean the property and arrange laundry for incoming guests. Key arrangements and directions will be given to you in advance of your holiday. The takeover time is from 5.00 p.m. A different changeover day/ arrival/departure times may be arranged with prior agreement of the owner. All utility services, bed linen and towels are included in the cost of your holiday. Please bring your own beach towels. Great care is taken in the presentation and cleanliness of the property. The apartment will be thoroughly cleaned between lets and should you be staying for two weeks, a change of bed linen and towels will be provided. Contract of hire is between the hirer and the owner of the property for which the booking is made and shall be made subject to these Conditions, hire being for holiday purposes only. 2. Payment A deposit of 30% of the cost of the holiday, which is non refundable, should accompany the booking form. The balance is due together with £25 key deposit (refundable immediately on receipt of keys within 7 days of holiday end date) eight weeks before the start of your holiday. If the booking is made within eight weeks of the holiday commencement date, the full accommodation rental will be required. Upon receipt of deposit bookings will be confirmed at which time the contract will have deemed to have been made and be subject to English law. The owner reserves the right to cancel a holiday where full payment has not been received eight weeks before the holiday commencement date. 3. Cancellation by You If you are forced to cancel your holiday due to unforeseen circumstances, you must telephone the owner immediately and confirm the cancellation in writing on the same day and forward by first class post. Your cancellation is effective from the date we receive your written notification. In all cancellation situations the deposit is forfeited. The owner will make every endeavour to re-let the property but you will remain liable for full/part payment if the owner if only able to re-let part of the agreed period. You are strongly advised to take out cancellation and travel insurance for your holiday at the appartment. 4. Cancellation by the Owner Your booking is accepted on the understanding that your confirmed accommodation will be available on the agreed date. Where “force majeure” (see No.10 below) arises we have the right to cancel your booking. We will endeavour to offer you an alternative date but should this not be possible or you do not wish to accept our alternative offer the owner will refund all monies paid in full.

5. Minors We are unable to accept bookings from anyone who is under the age of 21 years. 6. Owner's Liability No liability is accepted for any injury, loss or damage to guests and/or their belongings, damage by or to any third party or for damage to any motor vehicle or its contents. 7. Number of Guests Your party numbers must not exceed 4 persons. Should your party exceed the numbers stated the entire party will be asked to vacate the property immediately. The owner reserves the right to refuse admittance if this condition is not observed. In addition, the owner reserves the right to refuse entry/bookings from any guests who may, in the owners' opinion, be unsuitable for the property. 8. Pets We regret that no pets are allowed excluding a guide dog for the blind which must be declared at the time of booking. 9. Smoking In the interest of health and safety and to ensure the enjoyment of others we request that you do no smoke inside the apartment. 10. Hirer's Responsibility The hirer is responsible for taking care of the property during their stay. All equipment and contents must be left clean and tidy on departure, with the exception of linen and towels to be laundered. The property must be securely locked when you are out and care taken not to expose the property to any fire risk. The owner reserves the right to enter the property at any reasonable time with or without any maintenance staff for the purpose of any repairs, in the event that they become necessary, although your right to privacy will be respected. 11. Damage Any damage/breakages are the responsibility of the Hirer and the cost, based on replacement value, payable upon demand. The owner reserves the right to repossess the property at any time where serious damage has been caused. Minor breakages are not usually charged for. 12. Force Majeure The owner cannot accept liability or pay compensation for happenings beyond its control, such as a breakdown of domestic appliances, plumbing, wiring, temporary invasion of pests, damage resulting from exceptional weather conditions. 13. Problems Should you have any problems during your stay please contact the owner. Every care has been taken to ensure the accuracy of the property descriptions.
